KITIMAT BC (home to LNG Canada’s $40 Billion gas liquification & export facility)
Riverbrook Estates is a multi-phased residential property on a 27-acre development in Kitimat BC. Initial phase to include a 47-unit townhome development and the 2nd phase will include an additional 46 Townhomes. Total project yield could be upwards of 300 homes, with a mixture of freehold single family homes, townhomes, apartments, and 70 bare land strata homes. Project duration is estimated to take between 12 - 36 months.

JV Dev Group, partnered with industry-leading Kerkhoff Construction to acquire the high-profile development site located at 1151 Sunset Drive in Kelowna in the fall of 2016. Over the course of 27 months, the partnership pre-sold and built a brand new 21-storey, 109 residential unit concrete high rise. The project completed in January 2019

VINE LIVING
LAND & NEW HOME DEVELOPMENT PROJECT - WEST KELOWNA BC
JV Dev Group acquired a 5-acre parcel of land in West Kelowna in June 2016. Over the course of 36 months, the land was subdivided into 29 single family residential freehold lots. In addition to the construction of the subdivision, JV Dev Group built and sold 17 single-family homes, the remaining 12 lots were sold to other builders in the marketplace.

CAP, RETROFIT & RESALE DEVELOPMENT PROJECT
JV Development Group and Partners acquired a distressed 20-unit multi-family revenue apartment building in Terrace, BC. Over 23.5 months, the project completed an extensive unit by unit retrofit including all common areas and building exteriors. Upon completion of all renovations, lease up stabilization & sale of the property, the project delivered a 48% ROI to equity.

DEVELOPMENT PARTNERSHIP
New Build Development Partnership was formed with Kerkhoff Construction and various development partners with significant new build, finance and investment expertise. The project consisted of a 2.5 acre parcel land, zoned multi-family in Kitimat, BC. Over the course of 18 months the development team, built and sold all 36 new townhomes.

CAP, RETROFIT & RESALE DEVELOPMENT PROJECT
JV Development Group and Partners acquired & retrofitted a distressed 15-unit multifamily apartment building in Terrace BC. In 14 months, the building underwent a full unit by unit retrofit including common areas and exterior. Upon completion of all renovations, lease up stabilization, and sale of the property, the project delivered 39% ROI to equity.

JV Development Group and Cold Lake JV acquired a 20-unit single titled property known as the Plaza Condominiums in Cold Lake, Alberta. Upon completion of the purchase the partnership engaged in the retrofit of all 20 units, common areas and exterior, rental turnover/stabilization, and stratification. Sale strategy was by the way of syndication and resale of all units with the implementation of a post-sale investor management system. The project delivered a 52% ROI to Equity.
